Less copy-paste. More commission.
Immorec reads developer websites and PDFs and keeps available commercial space up to date directly in your CRM.
From the developer's update straight into your CRM. Fully automatic.
Immorec connects the unstructured data of the commercial market directly to your sales system.
Developer update
A new unit on the project page, a corrected figure in a PDF, a brochure showing a different status.
Immorec
Reads along, matches it to the right unit and compares it with the published status.
In the CRM
The space appears where the letting work happens anyway – with source and timestamp.

Measured on one developer, with every unit reconciled. We will publish the full breakdown with the actual figures as soon as the case study is ready.
You see every change before it is applied.
Old value, new value, source, reason – it is all there before you agree to anything. You can look at each entry on its own, confirm it or discard it. Nothing changes in your records without your approval.
Over 7 million m² – read again every night.
Immorec reads the websites, project pages and brochures of the major developers. Once in full every night, unit by unit – so you do not have to go looking in the morning.

Whatever you work with.
Immorec is not tied to one particular CRM. Whether you use an off-the-shelf system or something you built yourself – Immorec writes into the system you already have.

By morning it is all correct. Without you doing a thing.
New units, corrected areas, completion dates that have moved: whatever changed overnight is in your CRM by the morning – in the place you were going to look anyway.
You open your system and work with today's figures, not with the ones from some point in the past.

Nobody notices. That is what makes it expensive.
Every Monday, hours disappear into reconciling floor areas. Nobody complains about it and nobody bills for it – because it has never been done any other way. Which is exactly why it goes unnoticed.

The same unit, four documents, four numbers. None of them was entered wrongly – they are just of different ages.
Today
You compare until it adds up again.
With Immorec
You see what changed, and confirm it.

Nobody becomes a broker to maintain spreadsheets.
This job runs on conversations, buildings and instinct. Everything else is admin – and admin can be handed over.

So what will you do with the morning?
More viewings
A morning that is not spent comparing numbers is a morning for viewings. Or for the outreach you never get round to starting.
Bigger buildings
Knowing earlier what is coming to the market puts you in the running for the spaces that are actually worth it.
Or simply an earlier finish
Sometimes the best use of a free morning is not an appointment at all.
You do the business. We do the legwork.
No algorithm is going to handle a conversation about a ten-year lease. But no broker should spend the morning comparing square metres either.

Stays with you
Everything that takes a person.
- The call where trust is built
- The viewing where it clicks
- The negotiation over a ten-year lease
- The network that brings you buildings

Immorec takes over
Everything that repeats.
- Areas and part-areas per unit
- Availabilities and lease ends
- Brochure data and availability lists
- What your portals currently show
Built for brokers. Not for database admins.
The data work runs in the background. All you see is what changed, and you confirm it with one click.

Every project in one view.
Each development you monitor, as of last night rather than last month.
One project, all units.
Part-areas, totals, availabilities and completion dates – brought together instead of scattered.
Approve it, and it is in your CRM.
Whatever you confirm is in your system the same moment – without anyone retyping it.

Set up once, then it runs.
- Step 01
Connect once
You show Immorec where your floor areas come from.
Area calculations as PDFs, property schedules as Excel files, replies by email, exports from the portal. Immorec learns how your documents are built – which column holds the area, how your units are named, where part-areas sit. A one-off setup that we do together with you.
One-off · set up together
- Step 02
Reconcile overnight
While you sleep, Immorec checks every unit.
Each run reads the sources again and compares them against what you have published – unit by unit, including part-areas, totals and availabilities. If nothing differs, nothing happens. If something differs, it is noted, with a reference to the document and the line.
Daily · in the background
- Step 03
Approve in the morning
You decide in minutes instead of hours.
In the morning a short list is waiting: old value, new value, source, reason. You accept or discard – entry by entry or all at once. What you approve goes back to the brochure, the availability list and the portal. What you discard stays untouched.
Minutes instead of hours

The big spaces go to whoever hears about them first.
If you already know on Monday what the developers published over the weekend, you are the first to call. Immorec supplies the data. You bring the clients.
A few days often decide who gets to call first.
Access, not a subscription.
We deliberately take on only a few firms at a time – because every setup is hand work, and because an advantage stops being one once everybody has it.
Daily scanning
Every major developer in your market, read again each night.
Write access to your CRM
Changes land in your own system – no double entry, no export file.
Personal setup
We set up your portfolio together with you instead of sending you a manual.
A direct line
You write to the team, not to a ticketing system.

Let's get to know each other.
Immorec is in closed beta. We set it up together with a small number of commercial brokers – write us a few lines about the buildings you work with.
Common questions.
Do I have to switch my existing system?
No. Immorec sits alongside it: it reads your documents and hands approved figures back. Your availability list and your CRM stay where they are.
Does the software decide about my data on its own?
No. Immorec proposes, you approve. No value changes without your confirmation – and every change stays traceable in the history.
What if my brochures all look different?
That is the normal case. Immorec is set up per portfolio so that areas are recognised reliably even from inconsistent documents.
Does this work for residential as well?
The first version is built for commercial space, because that is where reconciliation takes the most effort. Residential will follow – feel free to get in touch already.
What does Immorec cost?
During the closed beta we agree terms individually, because the setup effort varies a lot from portfolio to portfolio. Talk to us.
